Our property service

We are an estate agency specialising in finding, selling, renovating and refurbishing Galician property. We work primarily for English speaking clients and offer properties covering all four of Galicia's provinces, i.e. Lugo, la Coruna, Pontevedra and Ourense.

In a nutshell we offer a complete "turn key" service that starts with the sourcing of suitable properties and ends with a new home, holiday house or real estate investment.

Everything that transpires between these two phases can be organised and managed by ourselves and, in the case of an old house requiring renovation, this may involve the appointment of an architect along with re-styling or a complete re-build. You can of course organise these services independently if you prefer.

The properties that we offer

    We offer a mix of property styles, locations and values covering the whole of Galicia. The properties that we offer range from rural houses in need of refurbishment, to "off plan" new build apartments and everything in between.

    Because the number of properties that we have on offer is extensive, this website only displays a selection of what is currently available. You can contact us with your specific requirements for more details, or if you wish to arrange a house hunting visit with us.

    Most of the houses that we offer are the result of direct vendor contact with ourselves, but we also offer a number of properties in conjunction with Spanish inmobiliarias (estate agents). Doing this allows us to access a vast pool of properties across the region and it has no additional cost implication to our clients. In such cases the agent's commission (which is included in the asking price) is split between ourselves and our inmobiliaria partner.

How our property service works

    Buying a property through GaliciaProperty.net is very similar to buying a house through a UK estate agent. The main difference is in the organisation and "showing" of properties – the arrangement of which needs to be carefully planned, firstly, to maximise your visit time and secondly, to ensure that your property specifications are carefully matched to the houses that we show you.

    When a potential client contacts us, we initially use the phone and email to establish a property profile and location. We then match that specification against our property portfolio and suggest a number of potential properties. (You may of course already have specific houses in mind from this website). Obviously, this process can repeat itself as options are narrowed down and a "properties to see" list is determined.

    Once this stage is reached we organise a property viewing schedule built around your visit to Galicia. We pick you up from your hotel (or airport) and take you around each of the houses on the list. The process is informal, but well organised and there is no pressure placed on you to make a decision. Wherever possible we try to be flexible by adding or substituting alternative properties based on your "on the spot" feedback. Our aim is always to match you with your perfect property.

    • When you find the property that you want to buy, the speed at which you progress is determined solely by you – but we will be with you every step of the way.
    • We will confirm the offer price and put you in contact with a Galician based English speaking solicitor. (We consider this to be an absolute necessity. It ensures impartiality and guarantees the legitimacy of vendor ownership, land registration and the terms of the sale.)
    • We will assist you in the opening of a Spanish bank account, the obtaining of your fiscal identity number and the setting up of your utility connections and any other property related formalities.
    • At the finalising of the sale we will accompany you to the meeting with the Notary and vendor (unless you prefer to have your solicitor present).
    • We will continue to be your friends, advisors and first line of support as you acclimatise yourself to a new life, or perhaps just holidays, in beautiful scenic Galicia.


Our services beyond the property sale

Buying a property in another country is a challenge for anyone. There are language and legal barriers to overcome and the most simple of tasks back home can become major obstacles once in Spain. With this in mind, our property service extends beyond the basic buying and selling process to encompass project and property management.


Property renovation, restoration and project management

    Many of the rural houses that we offer fall into the category of "in need of immediate attention." These properties usually offer the best value for money and give you the biggest input into the appearance and functionality of your new house. If you want a property project, then this is an option to consider.

    Old farm houses, rural cottages and rustic homes are consistently our best sellers with British and Irish buyers, but many of them need a lot of work before they become habitable. The good news is that there are a corresponding number of small, but highly competent builders, who can undertake this kind of work – and to a high standard.

    Obviously every renovation project is unique, but we can offer the following services on all properties bought through ourselves and in need of refurbishment. (All of our advisory services are F.O.C., but we do have fees for project management and consultancy.)

    • We can arrange a survey and or inspection by a structural engineer.
    • We can assist you with any necessary planning permissions.
    • We can advise you as to whether a property is eligible for a grant.
    • We can recommend and help you appoint an architect.
    • We can recommend and help you appoint a builder or specialist contractors.
    • We can project manage the refurbishment or redevelopment of your new house and regularly update you on the project with progress reports and photos.

Please note, we offer free verbal translation of all communications and exchanges in connection with your property and third parties, contractors etc. If however you require a written translation service for documents or meetings, a cost will be incurred. (This cost is excluded if we act as your project managers.)


Custom build

    If you are unable to find your ideal property, or if you would like to purchase a plot of land and then have a purpose built house constructed upon it, we can offer you a variety of options. Please contact us for more details.

Property management

    If you are buying a property as a holiday home, for your future retirement, or for commercial rental, you may require additional services like cleaning and maintenance, or maid service. You may also wish to promote and advertise your house to the growing Galician vacation market.

    With a network of contacts and connections we can assist you directly, or provide you with local contacts who can manage and maintain your property while it is empty, or when you have rental guests.
